The house that looks at the sea

Turnkey full renovation of a detached house on the seafront at Miramar beach (Valencia). Design, site management and construction by our own building company, in a home of over 100 m² right by the beach.

The challenge

The house had the hardest thing to get, direct views of the Mediterranean, and wasted it: a compartmentalised layout, with corridors and closed rooms, left the sea to a single room. The client wanted to live facing the water from anywhere in the house and to bring the beach light all the way in, without touching the structure.

The solution

The whole floor plan was reorganised while keeping the structure and the façade. The living area became a single continuous space, from the entrance hall to the living room, which opens fully onto the terrace through floor-to-ceiling glazing. The bedrooms were placed at the quieter rear, with light and side views of the surroundings.

The materials were chosen not to compete with the landscape: large-format porcelain in light tones running through the whole floor, natural wood in joinery, bespoke furniture and cladding, and stone in specific spots. The external joinery was replaced with high-performance glazing that solves the thermal and acoustic insulation a sea-facing façade demands without giving up transparency.

The result

A house that works as a habitable lookout: living room and terrace form a single space, light crosses the whole home and the noise of the promenade stays outside. As a full renovation built by our own construction company, the client dealt with a single point of contact from the first sketch to handover, with a closed budget before work started.
