Turnkey Projects

Turnkey means that a single point of contact (BTTEstudio) takes on the entire project: architectural and interior design, permit management, construction, installations, furniture and equipment, right up to the day you walk in and everything works. Compared with the traditional model, where the client coordinates architect, builder, installers and decorators separately, we remove coordination, risk and surprises: one contract, one fixed budget and one responsibility.

We work across all four typologies. Turnkey is especially valuable for one-of-a-kind homes and full home renovations, retail spaces and showrooms, premium offices and hospitality projects (restaurants, cafés, boutique hotels). In each case the team — architect, project manager, site manager and interiors — adapts to the product, but the management system and the guarantee of fixed schedule and budget are always the same.

The budget is delivered as a fixed price after the concept stage and depends on floor area and specification level; as a reference, homes and full renovations range from €1,200 to €3,000+ per m², and retail or office spaces from €600 to €1,500+ per m². Typical timelines: new single-family home 16-22 months, full renovation 6-10 months, retail or office space 3-6 months. Milestones and delay penalties are set in the contract.

Yes. Although we are not a financial institution, we help you structure the project so it can be financed and we work with banks and platforms familiar with our way of working. Payments are spread across verifiable milestones (contract signing, approved technical design, structure completed, installations completed, key handover), never ahead of actual progress, which protects your investment and aligns incentives.
