TURNKEY PROJECTS

BTTEstudio Architecture Valencia

Key Elements of the “Turnkey” Concept:

  1. Comprehensive Project Management: The “turnkey” concept implies that the contracted company takes full responsibility for the execution of the project. This includes planning, design, management of permits, construction execution, quality supervision, and finally, the delivery of the completed project. The client has a single point of contact throughout the process, which simplifies communication and ensures that all decisions align with their vision and expectations.
  2. In-House Multidisciplinary Team: A fundamental aspect of the “turnkey” approach is that the company has its own team of professionals in all necessary trades to carry out the project. From architects and designers to bricklayers, carpenters, plumbers, electricians, and more, all work under the same direction with a common goal: to deliver a high-quality final product. This control over human resources allows the company to guarantee the quality of each stage of the project and respond quickly to any needs or adjustments.
  3. Quality Control and Compliance with Deadlines: The “turnkey” approach is characterised by thorough control of each phase of the project. By centralising all operations under a single team, the risk of errors, delays, and misunderstandings is significantly reduced. The company’s team coordinates all activities, from the selection and purchase of materials to the execution of the work on site, ensuring that every aspect of the project meets quality standards and is completed within the established deadlines.
  4. Final Project Delivery: The culmination of the “turnkey” concept is the delivery of the completely finished project, in perfect condition and ready for immediate use. This process includes a detailed final review to ensure that all aspects of the project have been carried out according to plan and meet the client’s expectations. Upon receiving the keys, the client can enjoy their new space without additional concerns, knowing that everything has been managed professionally and efficiently.

Benefits of the “Turnkey” Approach:

  • Simplicity and Convenience: By dealing with a single team for the entire project, clients avoid the complexity of coordinating multiple contractors and suppliers.
  • Transparency and Cost Control: A single contract and centralised management allow for greater transparency in costs and avoid financial surprises.
  • Quality and Consistency: With the entire team working together under the same direction, it ensures that the final result is consistent with the company’s quality standards.
  • Compliance with Deadlines: Centralised coordination and constant supervision ensure that the project is completed on time, avoiding costly delays.

Frequently Asked Questions about Turnkey Projects

What does “turnkey” mean exactly at BTTEstudio and how does it differ from a traditional comprehensive project?

Turnkey means that a single interlocutor (BTTEstudio) takes on the complete project: architectural design and interior design, management of licences, execution of the work, installations, furniture and equipment, up to the day you enter and everything works. Compared to the traditional model —where the client coordinates the architect, construction company, installers, and decorators separately— we eliminate coordination, risks, and surprises: a single contract, a single fixed budget, and a single responsibility.

What types of projects do you do turnkey: dwellings, commercial premises, offices, hospitality?

We work on all four types. Turnkey is especially useful in unique dwellings and full refurbishments of homes, in commercial premises (retail, showrooms), exclusive offices, and hospitality projects (restaurants, cafés, boutique hotels). In each case, the team —architect, project manager, site supervisor, interior design— adapts to the product, but the management system and the guarantee of deadlines and fixed budget are always the same.

How much does a turnkey project cost and how long does it take?

The budget is delivered fixed after the preliminary design and depends on the area and level of quality; as a reference, dwellings and full refurbishments range between €1,200 and €3,000+ per m², and commercial premises and offices between €600 and €1,500+ per m². Typical deadlines: new single-family house 16-22 months, full refurbishment 6-10 months, commercial premises or office 3-6 months. The contract sets milestones and penalties for delays.

Can I finance the turnkey project and how are payments structured?

Yes. Although we are not a financial entity, we help you structure the project to make it financeable and collaborate with banks and platforms that are familiar with our working system. Payments are distributed by verifiable milestones (contract signing, approved technical project, completion of structure, completion of installations, delivery of keys), never in advance of actual progress, which protects your investment and aligns incentives.
