From a disused ground-floor unit to six tourist apartments: turnkey design and build on Ronda Nord, Valencia. Over 400 m² of dark, fragmented commercial space without a use, converted into six contemporary, fully equipped units, one of them accessible.

The challenge

A commercial ground floor of over 400 m² with no activity, little daylight and a plan chopped up by previous uses. The client’s goal was clear: turn it into a profitable tourist asset, ready for intensive use, compliant with accessibility and tourist accommodation regulations, and with a single point of contact for design, permits and works.

The solution

The plan was reorganised into six independent apartments with an optimised layout that integrates sleeping, living and kitchen areas in each one, seeking visual breadth and making the most of every source of daylight. The fully equipped integrated kitchen allows long stays without giving up the comfort of an apartment.

One apartment was designed as an accessible unit: continuous route, adapted bathroom, widened doors, turning spaces and functional furniture, compliant with regulations and guaranteeing an inclusive experience.

The material palette is based on neutral tones, warm wood and soft textiles. The interior design combines bespoke furniture, careful lighting and discreet services, designed to withstand the wear of tourist operation without losing the feeling of home.

The result

An urban regeneration project that brings life and value back to an underused space and turns it into a solid, contemporary tourist offer. Delivered as a turnkey project with our own construction company, the investor had a closed budget before starting and a single party responsible for the design, the change-of-use permit and the works.
