
Edificio Turístico Clero 12
Located in the heart of Ruzafa, one of the most vibrant neighbourhoods in Valencia, the Clero 12 project completely transforms an old industrial building used as a dwelling into a set of 8 tourist apartments, compact, functional, and full of character.
This project was approached by BTTEstudio as an exercise in architectural precision and creativity, tackling the challenge of fitting the entire programme into just 300 m², complying with the demanding tourist regulations and making the most of every available square metre. It was a daring and innovative proposal that managed to transform an obsolete space into a new model of urban accommodation with its own identity.
The intervention is defined by a clean and bright language. The entire project is designed in white tones, with white profiles and warm light to create a serene and welcoming atmosphere, despite the programmatic density. The ceramic flooring in 90×90 format and light grey tone provides continuity and neutrality, allowing the spaces and details to take centre stage.
Each apartment is carefully resolved, with an efficient layout that meets the minimum regulatory dimensions, without compromising comfort or design. The project is complemented by original works of art, created by one of the developers themselves, which add identity, texture, and a unique cultural layer to the ensemble.
Clero 12 represents a case study of how architecture can adapt to extreme conditions without losing intention or character. A project that demonstrates that, even on the margins, there is space for quality, beauty, and functionality.
